2 | 業務内容(職責) ※ (%)は全体の業務に対する割合を指します ■ Real Estate (50%) ・Store Acquisition: Manage all aspects of securing new real estate including department store under the companies short, mid and long-term strategy. ・Market intelligence: Report to Retail Director and Global Real Estate in up-to-date market intelligence in all key markets in Japan with key retailer deployments, market sales comparable and off market information. ・Site Selection: Present Retail Director potential options that are aligned to the greater retail market-place strategy. ・Business Term Negotiations: Lead the negotiation of key business terms with landlords and developers to gain the best possible deal in the interest of Deckers Japan. Partner with local and regional legal through the lease review and negotiation process while working with Global Real Estate. ・Business Case Approval lead: Lead the development of the business case for Global Real Estate Committee in partnership with Global Real Estate and local finance teams. Develop presentation materials to include executive summary, market overview and maps, lease plan, sales and financial models, and relevant sales and rent comparable. ・Relationship Management: Manage and strengthen commercial landlord, department store and property agent relationships. ・Lease Renewal Negotiations: Allied to the market strategy, assess performance of the store to renegotiate best possible commercial terms for lease renewals. ・Store Disposals: At times, due to Deckers or the Landlord, stores will need to be closed, work with the landlord to execute a smooth store closure. ■ Construction (40%) ・Store Design: Lead local Japan architect team to execute the store design process using the most up to date global store design “playbook” while working and seeking approval from Global UGG/HOKA VMD. It will be critical to also work with the Retail Director and Japan VMD to execute the best store design to match the Japan market. ・Project Management: Work with the Real Estate team and external vendor to manage all B and C works costs and timeline of projects. ・Construction Management: Work with the Real Estate team and external vendor to maintain best of execution fit out quality, making site visit to complete necessary checks. ・Relationship Management: Manage the selection and evaluation of vendors required to execute construction projects in partnership with regional procurement team. This includes, local Architects, General Contractions and more. ■ Others (10%) ・Team Management: Build and manage a team to be the best performing team in market. ・Internal Cross Functional Relationships: Build strong business relationships and promote cross-functional partnerships to enhance the real estate and construction processes in market. ・Others: Other tasks may arise as a result of a business needs. ※副業・兼業不可 |
3 | 【Education/ Experience】 • Degree level educated • Japanese Real Estate License (Not a requirement but preferred) • 8 or more years of experience in commercial Real Estate and or Construction. • Experience working effectively in complex global organizations, satisfying the needs of diverse constituents, and often working under the pressure of competing and sometimes conflicting priorities. • Extensive market knowledge of all major markets in Japan with strong understanding of high streets, shopping facilities and outlets. • Excellent external relationships with major developers, agencies and construction management companies. • Knowledgeable in current fashion trends 【Skills/Competencies】 • Excellent verbal and written communication in Japanese, Business English preferred. • A qualified project management expert with best practice standards • Ability to effectively prepare and present information and respond to questions from management, clients, and other employees of the organization. • Drive for excellence, motivated self-starter • Effective empowering communicator, good problem solver • Self-directing and self-confident leader • Flexible approach to work |
